14 Things I Wish I Knew About Hvac Maintenance Beforehand

As a real-estate investor, I wish I had known how important it is to maintain the HVAC system because of how expensive it can be to replace. Had I known that before investing in my first property, I might not have bought the house, since the HVAC system was in bad shape. But thanks to that experience, I've become a savvier investor and now check the HVAC before making a purchasing decision. Ultimately, preventive maintenance is how you can extend your HVAC system's lifespan and avoid having to replace it too soon.

I really wish I'd known how crucial it is to change air filters every 1-3 months - I learned this the hard way when one of our rental properties needed a $2,000 repair because of a clogged filter. Looking back, I could have saved thousands across our portfolio just by implementing a simple filter-replacement schedule. Now I tell all our property buyers to set phone reminders for filter changes, which has practically eliminated emergency HVAC calls.

As a heating specialist, I wish I'd understood earlier that HVAC problems often start with poor thermostat placement—I've seen countless systems working overtime because thermostats were installed near windows or heat sources. Just last month, we moved a client's thermostat from a sunny wall to an interior hallway, and their energy usage dropped by 15%. I always tell homeowners now that proper thermostat placement is just as important as the HVAC unit quality itself.

I really wish I'd known about the critical importance of duct-leakage testing before starting my house-flipping journey—it would've saved me thousands on a property where we had to completely redo the ductwork after closing. Learning about proper duct sealing and maintenance early on would've helped me better estimate renovation costs and avoid that expensive surprise during our first few flips.

Regular HVAC maintenance is crucial to preserving home value, which I painfully discovered when a neglected system in one of our flip properties led to poor indoor air quality and scared away potential buyers. When I finally learned about the importance of quarterly filter changes and annual professional inspections, it helped us develop a preventive-maintenance checklist that's now saved us from costly last-minute repairs on at least 20 properties.

When evaluating properties for quick sales, I initially overlooked the importance of checking the HVAC’s maintenance history and age before making offers, which led to some costly surprises during renovations. Now, I know that a well-maintained 15-year-old unit can actually perform better than a neglected 5-year-old system, helping me make more accurate property valuations and renovation budgets.

After years of showing houses, I wish I'd known earlier how the location of the outdoor HVAC unit can significantly impact its lifespan. I've seen units fail prematurely just because they were placed in direct sunlight or under dripping eaves. This knowledge would have helped me better advise sellers on simple adjustments, like adding shade or adjusting drainage, that could extend their system's life and improve home value.

As a former mechanical engineer, I wish I'd known how crucial HVAC zoning was before diving into real-estate flips. Last year, we wasted nearly $3,000 on excessive heating and cooling in a 3,200-sq-ft renovation because we didn't properly zone the different floors. Now, I always recommend installing dampers and separate thermostats for multi-level homes during renovations, which typically saves our clients 20-30% on energy bills.

I have encountered numerous properties that have HVAC systems in need of maintenance. However, before becoming familiar with the technology, I wish I knew more about its key components and how to properly maintain them. One aspect that I believe would have greatly helped me is understanding the importance of regularly changing air filters. In my early days as an agent, I came across a property with unclean air filters, which resulted in poor indoor air quality and ultimately affected the health of the tenants living there. If I had known the significance of regularly replacing air filters, I could have advised my clients to do so and potentially avoid any health concerns for their tenants.

The importance of seasonal HVAC maintenance became clear to me after we lost a promising sale due to a badly-maintained unit. I discovered that simply documenting regular maintenance checks can add $5–10K to a home's value, as buyers are increasingly concerned about HVAC system health. When evaluating properties now, I always check for maintenance records and factor in potential HVAC repairs, which have saved us from several costly surprises.

Looking back, one thing I'd tell myself is just how much of a difference it makes to approach maintenance with real attention to detail. Small issues, like worn contacts, dirty coils, or condensation on a line, might seem minor, but they have a way of turning into much bigger problems over time. If we'd emphasized this from day one, we could have saved our customers a lot of hassle and cut down on those emergency calls.

Now, we make sure our techs don't just breeze through inspections—they're looking at each component, checking the wiring, listening for unusual sounds, even wiping down surfaces to see if anything's out of place. It's not about rushing through; it's about catching things before they become a real headache for the homeowner. And we talk to our clients about the small things they can do on their end, like checking filters or cleaning the coils now and then. Customers really appreciate that kind of advice because it helps them avoid bigger issues later on.

Honestly, it's a win-win—clients feel taken care of, their systems run more smoothly, and for us, it builds that trust that brings them back year after year.

I wish I'd known earlier how much routine HVAC maintenance impacts system efficiency and longevity. Before getting into the business, I thought maintenance was more about fixing things when they broke. But I've learned that proactive upkeep, like changing filters, cleaning coils, and checking refrigerant levels, prevents most breakdowns and keeps systems running smoothly.

If I'd realized this sooner, I'd have focused more on educating customers about preventive care from the start. It would've saved them from costly emergency repairs and shown the value of maintenance plans. Plus, we could've designed our service packages around proactive solutions, reducing customer hassles and building trust and loyalty.

I really wish I'd known how crucial it was to establish baseline HVAC performance metrics when acquiring new investment properties—it would've saved me thousands in unexpected repairs during my first few years. After learning this lesson the hard way with a 4-unit property in 2015, I now make sure to document air-flow measurements and energy-consumption patterns during property inspections, which helps me budget more accurately for future maintenance.

I wish I had realized earlier just how essential regular HVAC maintenance is. In the past, I overlooked the importance of routinely inspecting and servicing these systems. However, after gaining more knowledge about the technology, I realized that regular maintenance can help prevent major breakdowns and expensive repairs.

For example, I had a client who neglected their HVAC system for years and never had it serviced or inspected. As a result, the system suddenly stopped working during a heatwave in the middle of summer. Not only did they have to endure discomfort due to lack of cooling, but they also had to pay a significant amount for emergency repairs. If they had scheduled regular maintenance, this costly and inconvenient situation could have been avoided.

Regular maintenance not only helps to keep the HVAC system running efficiently but also extends its lifespan. This is especially important for homeowners who are looking to sell their property in the future. A well-maintained HVAC system can add value to a home and be an attractive selling point for potential buyers.
